LOCATION/DIRECTIONS
On the west side of the A161 just south of Eastoft Grange in open countryside.

DESCRIPTION:
The land has not been cropped for 40 years it is understood and adjoins farmland in arable cultivation and has direct frontage to the main A161 highway. The land is Grade 1 on the Agricultural Land Classification Maps for England and Wales

THE LAND
Field No 1881 1.7 Acres 0.69 ha

TENURE AND POSSESSION:
The land is owned Freehold and is sold with vacant possession.

TENANT RIGHT:
There will be no Tenant Right payable, likewise there will be no consideration or allowance made whatsoever for any dilapidations or any deductions of any kind.

VALUE ADDED TAX (VAT):
The sale price is agreed on a VAT exclusive basis and the Buyer shall indemnify the Seller for any VAT which may subsequently be payable.

RIGHTS, WAYLEAVES AND EASEMENTS
The land is sold subject to any rights of way, reservation of minerals, water, drainage, sporting rights, other easements and wayleaves and all rights of access whether mentioned in these particulars or not.

LAND CONDITION:
The Seller does not warrant that the land is in any way suitable for the Buyer’s purposes and any works necessary to make it suitable must be carried out by the Buyer at the Buyer’s expense.

OUTGOINGS:
Land Drainage Rates are paid to the Isle of Axholme and North Nottinghamshire Water Level Management Board, The Gables Business Court, Belton Road, Epworth, Nr Doncaster, DN9 1JL, telephone 01427 872715. £9.28 payable for the current year.

COSTS OF TRANSACTION:
The buyer will pay in addition to the tendered price an additional sum of £500 towards the sellers cost of sale.

METHOD OF SALE:
The land is offered for sale by Informal Tender.
 The Seller is not bound to accept the highest or any Tender.
 Exchange of Contracts between the parties shall take place within a period of 28 days from the Tenderer’s offer being accepted and the successful Tenderer shall complete 28 days thereafter or earlier by arrangement.
 The acceptance of the successful Tender will be Subject to Contract and either party will be entitled to withdraw from the transaction until exchange.
 The Tendered Sum will be payable as follows:
1. A £1,000 deposit on exchange of contracts,
and
2. The balance on completion of the transaction.
 The closing date for the receipt of Tenders is 5pm on Friday 20th September 2019.
 Tenders in the form of a capital sum must be enclosed in a plain envelope endorsed “Tender for Land at Epworth” and must be addressed to Grice & Hunter, 23 High Street, Epworth, Nr Doncaster, DN9 1EP.
