We can provide individual land survey plans, and plans based upon the Ordnance Survey, which are suitable for Land Registration purposes (as per Land Registration Rules 2003).
SURVEYS
Our Chartered Surveyors have over 25 years experience of working in the region and the department carries full BS EN ISO 9001:2000 accreditation.
There are a choice of reports, depending upon the client's specific requirements.
1. STANDARD BASIC WRITTEN VALUATION The surveyor will carry out a brief external and internal inspection of the premises. The intention of the report is to give an indication of the market value of the property only and is not intended to be a report that lists defects. Only any immediately obvious major defects would be noted and no further comment (such as the cause of the defect) would normally be made.
The report will usually contain a description of the premises and its construction, details of accommodation and a final paragraph in regard to general observations. No carpets will be lifted and where reasonably accessible only a limited head and shoulders' inspection will be made of the main roof void.
TO SUMMARISE - this report is suitable if all that is required is a valuation.
2. RICS HOME BUYERS REPORT AND VALUATION
We carry out a large number of these reports for private purchasers and they are highly recommended for providing concise details on the state of repair and condition of a property.
Among the items covered are:
External: Chimney Stacks, Roof Coverings, Rainwater Pipes and Gutters, Main Walls, Windows, Outside Doors, Conservatory and Porches, Other Joinery, Drainage, Garage, Site.
Internal: Roof Structure, Ceilings, Walls and Partitions, Floors, Fireplaces, Built-in Fittings, Woodwork, Bathroom Fittings, Electric, Gas, Water and Heating.
Summary: On risks to the Building, risks to the Grounds and risks to People.
Individual Condition Ratings. Valuation Advice.
Upon receipt of the report clients are welcome to call and discuss any queries with the inspecting surveyor.
TO SUMMARISE - this report is suitable for most standard' residential property.
3. BUILDING SURVEY (FORMERLY KNOWN AS STRUCTURAL SURVEYS)
This is the most in depth report provided. A detailed description of the service and model conditions of engagement are available from our offices.
TO SUMMARISE -this report is suitable for larger and more unusual residential property where the client requires a very detailed report.
4. SPECIFIC DEFECT REPORT
This may include (i) Reference to defects such as condensation or cracking which are present to an established building (ii) Reference to alleged defective workmanship/materials in relation to new build work.
5. SCHEDULE OF CONDITION
This is usually obtained prior to the granting of a lease and is highly recommended in order to alleviate potential serious financial implications upon the termination of the lease.
